ฟิทช์ เรทติ้งส์ : ธุรกิจอสังหาริมทรัพย์เพื่อการค้าปลีกของไทยน่าจะฟื้นตัวได้ช้า

        ฟิทช์ เรทติ้งส์-กรุงเทพฯ–  18 สิงหาคม 2563: ธุรกิจอสังหาริมทรัพย์เพื่อการค้าปลีกของไทยได้รับผลกระทบอย่างรุนแรงจากการระบาดของเชื้อไวรัสโคโรนา ตั้งแต่เดือนมีนาคม 2563 เนื่องจากมาตรการปิดเมือง (Lockdown) ฟิทช์กล่าวว่า ภาวะเศรษฐกิจตกต่ำที่ตามมารวมถึงกำลังซื้อของผู้บริโภคที่อ่อนแอลงน่าจะเป็นปัจจัยลบต่ออัตราการฟื้นตัวของธุรกิจในช่วง 2-3 ปีข้างหน้า

        นอกจากนี้ การฟื้นตัวของธุรกิจอสังหาริมทรัพย์เพื่อการค้าปลีกยังได้รับผลกระทบจากการเปลี่ยนแปลงพฤติกรรมของผู้บริโภคที่ย้ายมาสู่ช่องทางออนไลน์ ซึ่งมีการเติบโตอย่างมากในช่วงปิดเมือง

        อย่างไรก็ตาม ฟิทช์คาดว่าโครงสร้างค่าเช่าในประเทศไทยไม่น่าจะมีการเปลี่ยนแปลงอย่างมีนัยสำคัญ ต่างจากในประเทศที่พัฒนาแล้ว ซึ่งมีสัดส่วนของค่าเช่าผันแปรเพิ่มสูงขึ้น ทั้งนี้เนื่องจากกลุ่มผู้เช่าที่มีค่าเช่าคงที่ในปัจจุบัน ส่วนใหญ่จะมีอำนาจต่อรองที่ด้อยกว่าผู้บริหารศูนย์การค้า และอาจจะไม่มีแรงจูงใจในการขอเปลี่ยนแปลง เนื่องจากผู้บริหารศูนย์การค้ามีการให้ส่วนลดค่าเช่าเป็นครั้งคราวอยู่แล้วในช่วงที่ผู้เช่าประสบความยากลำบาก ในส่วนของอุปทานของพื้นที่ให้เช่า ฟิทช์มองว่าความกดดันจากการเพิ่มขึ้นของพื้นที่ให้เช่าในตลาดน่าจะอยู่ในระดับจำกัด เนื่องจากอัตราการเติบโตของพื้นที่ให้เช่าที่ค่อนข้างต่ำมาตั้งแต่ช่วงครึ่งหลังของปี 2562 รวมถึงการตัดค่าใช้จ่ายลงทุนลงอย่างมากโดยผู้ประกอบการในปี 2563

        การลดลงของกระแสเงินสดจากการดำเนินงาน อันเป็นผลมาจากโรคระบาด น่าจะทำให้สถานะเครดิตของผู้บริหารศูนย์การค้าอ่อนแอลง โดยมีอัตราส่วนหนี้สินที่สูงขึ้นในปี 2563 ทั้งนี้ การปรับลดอัตราส่วนหนี้สินในปี 2564-2565 ขึ้นอยู่กับความสามารถของผู้ประกอบการในการฟื้นฟูรายได้ และความยืดหยุ่นในการบริหารค่าใช้จ่ายลงทุน

        Fitch Ratings-Bangkok-18 August 2020: Thai retail property has been hit severely by the coronavirus outbreak since March 2020, due mainly to the lockdown measures. The resultant economic downturn and weakening purchasing power should undermine the pace of recovery over the next two years, says Fitch Ratings.

        Recovery is also likely to be deterred by the change in consumer behaviour towards online channels, which grew dramatically during the lockdown period.

        Unlike more developed markets, Fitch does not expect a material change in rent structure towards a more variable portion, as most of the tenants with fixed-rent contracts have lower bargaining power than the mall operators and have no incentives to do so, given the discounts on rent occasionally granted by the mall operators during the difficulties. On the other hand, the pressure from rising supply over the next one to two years should be limited, given stagnant supply growth since 2H19 and a large cut in capex plans by most of the operators in 2020.

        A sharp decline in operating cash flow, caused by the pandemic, is likely to weaken the credit profiles of the mall operators, with rising financial leverage in 2020. The deleveraging over 2021-2022 should depend on the malls' ability to recover their earnings as well as their flexibility to manage capex plans.
